Conveyancing fees

When you hire a conveyancer, you are paying for their expertise and the legal work required to complete your property transaction. conveyancing costs can vary depending on the complexity of the transaction and the location of the property. Typically, these costs include:

  • Onboarding Fees: This is the fee for gathering all information and documents from you that are required to pass the matter to the legal team. This will include ID checks as required by the anti-money laundering regulations. We use legal secretaries for onboarding rather than lawyers. This cuts the cost for you.

  • Professional Fees: This is the lawyer’s fee for handling your case, covering all legal work, including drafting contracts, conducting searches, and liaising with other parties.

  • Search Fees: These cover the cost of conducting essential property searches, such as local authority, environmental, and water and drainage searches.

  • Land Registration Fees: This fee is paid to the Land Registry to register the change of ownership and is based on the property's value.

  • VAT: Value Added Tax at the current rate is applied to the legal fees and some disbursements.

At Nationwide Conveyancers, we provide competitive, all-inclusive quotes with no hidden fees, ensuring you know exactly what to expect from the outset.

Additional costs to consider

Beyond Lawyers' fees, there are several other costs to be aware of during the conveyancing process. Stamp Duty Land Tax (SDLT) is a significant expense, applicable to property purchases over a certain value and calculated based on the purchase price. If you are obtaining a mortgage, you may also incur arrangement and valuation fees charged by your lender.

Additionally, it’s advisable to have a property survey conducted to identify any potential issues, which will involve surveyor fees. Moving costs, including expenses for removals, packing, and storage, should also be factored into your budget. Lastly, buildings insurance will need to be arranged from the date of exchange to protect your new property.
