Step 3: Mortgage Arrangements

Mortgage Offer

If you are obtaining a mortgage, you will need to arrange this with your lender. Once your mortgage application is approved, your lender will issue a mortgage offer. Nationwide Conveyancers will review this offer to confirm that it aligns with the terms of the property purchase and advise you on any conditions attached to the mortgage.

Step 4: Exchange of Contracts

Contract Approval

Once all enquiries are satisfactorily answered and searches are completed, both parties will agree on the contract terms. At this point, we will review and confirm that all legal aspects are in order and that you fully understand the terms of the contract.

Signing Contracts

Both you and the seller will sign identical contracts, which are then exchanged by the lawyers. This exchange legally binds both parties to the transaction. The exchange will normally require you to pay a deposit (usually 10% of the purchase price).

During the exchange of contracts, the completion date is set, this is when the final transfer of ownership occurs. This date is typically set a few weeks after the exchange to allow time for final preparations.

Step 5: Post-Exchange and Pre-Completion

We will conduct the final checks making certain that there have been no changes to the property’s status since the initial searches. This includes verifying that the seller has not taken out any new mortgages on the property and that all agreed-upon repairs or conditions have been met.

Transfer Deed

The seller’s solicitor will prepare the transfer deed, a legal document transferring ownership of the property to you. The seller will sign this deed, and we will ensure it is correctly executed and prepared for registration.

Arranging Funds

Nationwide Conveyancers will request the mortgage funds from your lender and organise your deposit and any other funds required for completion are ready. This involves coordinating the transfer of funds to the seller’s solicitor on the completion date.

Step 6: Completion

Final Payment

On the agreed completion date, we transfer the remaining balance of the purchase price to the seller’s solicitor. Once the funds are received, the seller will hand over the keys, and you officially become the property owner.

Transfer of Ownership

Nationwide Conveyancers will take care of registering the transfer deed with the Land Registry, updating the title register to reflect your ownership. This step is crucial as it legally confirms you as the new owner of the property.

Step 7: Post-Completion

Stamp Duty Land Tax (SDLT)

We calculate and arrange for the payment of Stamp Duty Land Tax (SDLT) on your behalf. This tax must be paid within 14 days of completion, and failing to do so can result in penalties.

Registration with the Land Registry

After paying the SDLT, we register your ownership with the Land Registry. This involves submitting the transfer deed and any other necessary documents to the Land Registry, along with the registration fee. Once the registration is complete, you will receive the updated title deeds confirming your ownership.

Reporting to You

Finally, we will provide you with a comprehensive report, including copies of all important documents, confirmation of your registration as the owner, and any guarantees or warranties related to the property. This guarantees you have a complete record of your purchase.
